BEDROOM:
The bedroom has a queen-sized bed topped with professionally cleaned and pressed linen. It also has plenty of wardrobe space for your luggage.
BATHROOM:
The bathroom has a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.
KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to the following:
- fridge/freezer
- stovetop
- microwave
- crockery and cutlery
- dishwasher
We stock a simple selection of food for breakfast such as muesli, milk, coffee and tea. Guests will need to purchase food items for longer stays.
LIVING ROOM:
The light-filled living area offers a leafy outlook of Port Arthur Street.
The living room has a smart TV that you can use to access your Netflix and YouTube accounts. Note that we don't provide Netflix, YouTube and other online streaming platforms subscriptions so you will have to use your own account. TV has no access to local channels.
LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.
PARKING:
The carport provides space for one car. There is also free street parking at Port Arthur St (no parking between 7:30 AM-6 PM M-F).
Check in information will be sent two days before your check in date and any codes will be sent four hours before your arrival, to prevent fraudulent bookings.
There is a key safe for self-check-in. Only 1 guest key set is provided. Please take care not to lose the keys as their replacement will incur a fee.
I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Lyons is a suburb situated in the Woden Valley district south of the Canberra city centre. The suburb of Lyons sits comfortably alongside Oakey Hill Nature Reserve which runs along its western side and separates the Woden Valley district from the Weston Creek district.
Lyons is centrally located and it's so easy to get to everything. It's close to Canberra City and Westfield Woden. This apartment is just 800m away from the Lyons Oval Playground and just 900m away from Phillip Swimming and Ice Skating Centre. This home is also just approximately 3.2km away from the National Capital Private Hospital and Centenary Hospital for Women and Children.

There are noises from other apartments that can be heard - not soundproof.
Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard times. We will charge $55 for each hour of non-scheduled delay to check out after 10 am.
2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.
3. The cleaning fee covers the general cleaning and replacement of quality linen in the property. Please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be charged (minimum of $50).
4. Please be sure you understand our cancellation policies. You can find our current policy via your booking channel.
5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.
6. No parties or gatherings of more than the maximum number of booked guests are permitted. All non-guests must leave the home by 10:00 pm. No loud noises or music are permitted after 10:00 pm. There is a $2000 penalty for breaching this rule.
7. Some consumable items have been left for you in the kitchen (tea, coffee, sugar, milk), that you are most welcome to use. Also, the pantry has a few basics - no need to ask, just help yourself. We don't stock the refrigerator or provide any meals.
8. The property is not child-proofed and we don't have specific amenities for infants (i.e. high chair, cot). However, children under adult supervision are permitted.
